Guest Policies

Please review our house rules to ensure a pleasant and safe stay for everyone.

  • Payment: Full payment is required at the time of booking to confirm your reservation. We do not accept partial payments.
  • Security Deposit: A refundable deposit of 1,000 AED is required at check-in. This will be fully refunded upon checkout, provided there are no damages, missing items, or excessive mess requiring deep cleaning.
  • Cancellations: 14+ days before arrival: Full refund (minus ~3% processing fee). Less than 14 days before arrival: No refund.
  • Timings: Check-in is at 3:00 PM; Check-out is strictly before 12:00 PM. Early arrival or late departure is subject to availability (check website 1 day prior) and may incur fees.
  • Guest Limit: Maximum occupancy is 8 overnight guests and 12 daytime guests. Unauthorized visitors or exceeding these limits will incur extra charges per head.
  • External Services: Catering or outside vendors must be approved by management in advance and may only enter after check-in.
  • Prohibited Items: Use of confetti, balloons, firecrackers, or similar party decorations is strictly prohibited. Violations will result in deduction from the security deposit.
  • Smoking & Noise: Smoking is strictly forbidden inside the villa (outdoor areas only). Loud music and large gatherings must be kept outdoors to respect the property.
  • Condition: We provide a clean villa with fresh linens. We expect guests to return furniture to its original place and dispose of trash in provided bags. Excessive disorder may result in cleaning fees.
  • Pool Safety: The pool is unguarded. Children must be supervised at all times. The villa administration is not responsible for accidents or injuries.
  • Compensation & Force Majeure: We strive for perfection, but we are not liable for external factors such as weather (rain/wind) or public utility outages (power/water). Compensation is only considered for critical failures within our direct control and is determined solely by management. Unfair or exaggerated reviews used as leverage for compensation will not be entertained.
